It feels like the hard part is over.

But in reality, those final days before funding are often the most delicate stretch of the transaction.

This is when:

  • Lender conditions must be verified
  • Final numbers must be balanced
  • Escrow must confirm documents
  • Buyer funds must be scheduled
  • Final walkthrough issues can surface

A missed signature or delayed wire during this window can quickly turn celebration into stress.

This is why I continue tracking timelines aggressively even after the lender clears the file.
